Commercial brokers, CPAs, and attorneys send us owners because of what happens after the introduction: disciplined reporting, clean transitions, and communication that makes the person who referred us look right.

Reporting Their Other Advisors Can Use

When you refer an owner client, the work does not end with an introduction. You still have to review the financials, answer questions at tax time, or build a model from whatever the management company produced.

Our monthly reporting is prepared with that reality in mind. Statements tie to the rent roll, delinquency detail is current, capital work is tracked against an approved plan, and variances are explained in writing by the person accountable for them. A CPA can close a year without reconstructing the books. A lender can underwrite without a request list. An attorney working through a dispute finds documentation instead of recollection.

Clean Transitions

Most owner frustration with a new management company happens in the first sixty days: deposits that do not reconcile, leases that never arrive, residents who hear nothing, vendors who go unpaid.

We run transitions as a defined process. Leases, ledgers, deposits, keys, and vendor records are collected and audited, the rent roll is verified unit by unit, residents receive a written introduction and a maintenance line that is answered, and a condition walk is completed before the first full month begins. Owners see a clear picture of what they actually own, often for the first time in years.

Communication That Reflects Well on You

A referral is a loan of your credibility. The way the recipient communicates becomes part of your reputation with that client.

Owners referred to us get a senior point of contact, agreed response times, and honest reporting when something goes wrong. We would rather tell an owner about a problem in the same week it appears than manage the conversation later. Residents get the same directness, because buildings where people feel heard stay full, and full buildings are what make your client glad you made the call.

Consulting Support for Refinance and Disposition Decisions

Many of the moments you are called into are decision points rather than management questions. Should the owner refinance now or improve performance first? Is the asset ready to list? Why is a stabilized building trailing its plan?

Our consulting team works alongside advisors on exactly those questions: NOI diagnostics, rent positioning, expense review, capital sequencing, lease-up strategy for new construction, and preparation of the reporting a lender or buyer will ask for. That work is often engaged while another firm continues to manage the property, so a referral does not have to mean a change in management.

Who We Work With

Our core focus is multifamily communities of roughly 10 to 80 units across Pierce, Kitsap, Thurston, and King counties, and we also serve smaller portfolios and larger assets. We hold a Washington real estate firm license and manage conventional, affordable, and mixed portfolios.

If a client sits outside where we would add the most value, we will say so and point you somewhere better. That answer protects your relationship, which is the whole point of a referral relationship worth keeping.
